What effects did the economic crisis have on the situation at Walter Business Park?
Gerhard Müller: We have been spared from the crisis for the most part, which can be attributed to our very specialized product – flexible combinations of office and warehouse. We enjoy a very good occupancy rate of our office and warehouse spaces. Of course one or two tenants have been affected by the difficult economic situation; however, the majority of the companies located at Walter Business Park (currently, there are 56) have so far mastered the situation well. The exit of three smaller businesses last year was compensated the same year through new tenants.
How large is the space currently available at Walter Business Park?
Müller: All in all, there are 55,000 square metres of office and warehouse space available to be marketed; furthermore, we have a few individual properties at the Industrial Park NÖ Süd.
How important is the new motorway connection for Walter Business Park?
Müller: The new connection is a great improvement for the companies at Walter Business Park, as well as for the entire Industrial Park – the time needed to get in and out has been reduced significantly.
Will you repeat this successful model at other locations as well?
Müller: No; we are exclusively focused on our activities at the location of Wiener Neudorf. Thanks to the new A2 motorway connector and the connection to the S1 expressway, the local traffic connection is simply one of the best ones for all distribution and wholesale companies that want to deliver to Austria and the neighbouring countries from one location.
Is Walter Business Park also being used for logistics endeavours in the Centrope region?
Müller: The proximity to markets such as Hungary, the Czech Republic and Slovakia of course is especially attractive for internationally active companies. They appreciate the central location of the “Vienna Region” and the local economic conditions, and they benefit from Austria’s historically close economic relationship with the eastern neighbouring countries for their expansion efforts in those markets. Especially in economically turbulent times, a stable business location like Austria becomes even more important. At Walter Business Park, this becomes apparent through the increased demand. |
