Interview with Andreas Köttl, CEO of IC Projektentwicklung GmbH

SUSTAINABILITY IS THE FUTURE

Non-sustainable buildings, especially newly constructed ones, will face increased difficulties in the near future to find quality tenants and yield an acceptable purchase price.


What is your assessment of the development of Green Buildings?

The development of Green Buildings is increasing steadily; however, the requirements have changed too. I believe that there is a tendency to go from Green Buildings to Blue Buil-dings, which means that besides ecological aspects, economical and design aspects have to be considered as well.

Is this a trend or are we about to enter a new era?

The shift or rather the deterioration in the general ecological conditions calls for a true change. This is also been proven by how quickly this subject has gained in intensity throughout the last six months.

Can we afford NOT to build sustainably in the future?

Certainly not; the demand for sustainability is high from both the user and the investor side, and the trend is rising.

How important is the certification?

Investors expect certification, however, there are currently no clear preferences regarding the origin of certificates. In the very near future though, the contents of what the certificate stands for will be discussed in more detail, as well as the extent to which it reflects internationally comparative standards.

Your organization has submitted a project for the ÖGNI certification for Sustainable Building.

Our projects RUND VIER and BIZ ZWEI are pilot projects for ÖGNI certification at the moment. Furthermore, we are currently developing certification criteria for urban development projects together with DGNB, and in this context, we are measuring our VIERTEL ZWEI project on these criteria. We want to learn from the feedback to benefit our future projects.
