VIENNA DC

A New Landmark for Vienna

In only a few years, a second, internationally significant city centre besides Vienna’s historic inner city has emerged at Donau-City. With this, VIENNA DC is currently Austria’s largest real estate project by far. The DC Towers are setting new ecological trends.

The Location.

The total area of VIENNA DC spans 18.5 hectares, on which 1.93 million cubic metres are being constructed. This corresponds to a gross floor space of approximately 550,000 square metres. The total investment volume amounts to approximately 2 billion EUR. Nearly two thirds are currently completed and utilized. As of today, 8,500 people live and work here; in the next few years, by the time construction is finalized, this number will double to approximately 15,000. The car-free pedestrian zone in Donau-City is unique in all of Europe. In addition, its waterfront location and proximity to the nearby recreational areas make VIENNA DC one of Europe’s most attractive urban development regions.

The Landmark.

Due to the rapid development of this neighbourhood, WED AG commissioned French architect Dominique Perrault to create a revised master plan for the remaining construction areas. The next step will be to design the still undeveloped core area and the crossing area to the New Danube. Particularly important here is the construction of Austria’s tallest tower: DC Tower 1. With a height of over 220 metres and 60 storeys, the planned high-rise building will not only be Austria’s tallest office building, but - thanks to its architectural design – also the most spectacular and significant one. With a height of approximately 160 metres and 46 storeys, DC Tower 2 is designed slightly smaller.

Green Building.

What makes DC Tower 1 particularly interesting is the fact that - as one of the first office towers in Austria – it will be built and furnished according to the EU commission’s energy and sustainability requirements for a “Green Building”. It is planned to be certified as a “Green Building” of gold or even platinum status, which will be a substantial competitive advantage for future tenants as well as for a possible future sale of the building.

“With this large-scale project, the City of Vienna is living up to its claim of being one of Europe’s most important and innovative cities – not only historically, but also in the future,” says Thomas Jakoubek, Executive Director at WED AG: “The anti-cyclical construction schedule of the project allows it to be built at a relatively low raw materials cost and will ensure high demand.”

The bottom 15 storeys of DC Tower 1 were already reserved prior to the start of construction: Sol Melia Group, one of the largest resort operators worldwide, will utilize them to create a stylish 4-star hotel.
