Office Park: Modern Office Space at Vienna Airport

For frequent flyers, the modern office building with its high glass facade has long become a common sight. At the latest since the completion of Office Park 2, the visually separated, 10-storey-high units have dominated the landscape around the terminal buildings.

As a business location, the Office Park offers the best possible starting point for internationally-active companies. Due to the continuous positive development of the Vienna Airport in the past years and its good prognoses for the future, the Office Park project will launch into its third stage of expansion this year.

Office-Park Starting into Construction Stage Three

Just like the first two stages of construction, Office Park 3 is an independent object, but can unmistakably be recognised as part of the complete arrangement. The former World Trade Center is being transformed into a fully-fledged member of the Office Park through a general renovation, which will put it in line with the park on the inside as well as the outside. This third construction stage will also be characterised by amenities like a comfortable connection to the terminal area, a carefree parking situation, excellent transport links and a good atmosphere.

A Friendly Building with Individual Comfort

After the adaptation, there will be an additional 16,200 square metres of rentable office space, in units from 150 square metres to 3,000 square metres. There still is an abundance of combinations available, and as usual, the Real Estate & Centre Management of Flughafen Wien AG intends to accommodate the individual wishes of customers: “Our goal is to configure the premises together with the future tenants in a way that will ensure the fulfilment of their business needs while using the space efficiently“, says Werner Hackenberg, Director for Real Estate and Centre Management at Flughafen Wien AG.

A concept that has lead Office Park 1 and 2 to great success: After the full utilisation of the 26,000 square metres of Office Park 1, an exclusive tenant moved into the second structure in summer 2007. Before the start of the third construction phase, 50,000 square metres of modern office space are now rented at capacity. With a maximum of an additional 56,000 square metres of total developable area, Office Park 3, which is the second to last stage of expansion, will start soon.

The assumption that Office Park 3 will be received just as successfully by interested parties is not unfounded. On the one hand, the price-performance ratio is in proportion: After the adaptation, this office building will offer ultra-modern building services, a conference area for up to 1,000 people and a surrounding infrastructure including hotels and restaurants, medical facilities and a supermarket – all this at a reasonable lease price. On the other hand, the airport location offers many advantages: International connections are right at the door, and it’s only a 16-minute-ride on the CAT (City Airport Train) to the capital city of Vienna.

Conclusion: A Good Location for Good Business

With the Office Park, Flughafen Wien AG has developed one of the most important office properties at an airport location across Europe. There are many advantages for businesses in this location. The fact that travellers have best connections to over 187 destinations worldwide from Vienna Schwechat Airport is only one of them.

Especially for foreign companies settling in Austria, the strong position of Vienna Airport as an East-West hub is an important argument. After successful years of growth, the continuation of the trend is again proven by the numbers of 2008.

Vienna Airport not only shows ambition when it comes to establishing air connections in all directions, but it also is constantly developing on the ground. Numerous improvements and construction projects have already been realised around the terminal project “Skylink“. The Vienna Airport is one of the most relevant economic engines of the region, and its attractiveness as a business location is increasing accordingly. The Office Park provides the opportunity to directly share in these advantages. After the completion of the next construction stage, office spaces in a great variety of layouts will be available once again.
