VIERTEL ZWEI: AWARD-WINNING ARCHITECTURE

High Quality of Life and Work

VIENNA. In between Green Prater and the Vienna Exhibition Centre, IC Projektentwicklung GmbH is developing a very special project: VIERTEL ZWEI, approximately 92,000 sq.m. of hotel, office and residential space – a harmonious combination of architecture and nature.

Attractive, award-winning architecture and generous green space including a lake – at VIERTEL ZWEI, a hotel, a residential building and four office projects will be developed by 2010. The centrepiece of this car-free neighbourhood is a 5,000 sq.m. large lake. Relaxing during lunch break – who doesn’t dream of this?

Final Spurt at VIERTEL ZWEI

The 4-star Courtyard by Marriott hotel, featuring 251 rooms and suites, was already opened in May 2008, just in time for the EURO 2008. In early 2009, OMV, Central Europe’s leading oil and gas group, moved into the two office buildings HOCH ZWEI and PLUS ZWEI, which received the 2008 DIVA Award for architecture as well as the 2009 Bauherrenpreis, a construction award.

The office project RUND VIER was completed in August 2009. Renowned tenants such as DB Schenker, Unilever Austria, Sandoz Novartis and others feel at home here. RUND VIER by architects henke und schreieck consists of four loosely attached, staggered-by-height office buildings with a total rentable space of 21,000 sq.m. This project was also honoured with the DIVA Award in November 2009. BIZ ZWEI was designed by Viennese architect Martin Kohlbauer. The 17,000 sq.m. building was completed in January 2009. With their intelligently planned room structure, both office buildings set new standards for workspace quality. Clear structures create office space that can be used efficiently. The office buildings’ architecture is permeable and transparent. Paired with a breath-taking view over the surrounding nature, an optimal work atmosphere is guaranteed.

Residential Project STELLA ZWEI

VIERTEL ZWEI is rounded off by the construction of the residential project STELLA ZWEI. All 72 investment apartments and 6 penthouse apartments, designed by architects Zechner & Zechner, have views over the lake and green spaces and should be ready for move-in by fall 2010.

Excellent Transport Connection

VIERTEL ZWEI, located centrally and yet surrounded by green space, can quickly and easily be accessed by public transport as well as by car. With the “Krieau” metro station, the neighbourhood has an optimal connection to the public transport network. Conveniently located close-by, Handelskai road connects VIERTEL ZWEI to all of Vienna’s important traffic arteries. In only a few minutes, the motorways A23 (Südosttangente) and A22 (Donauuferautobahn) can be reached; via the motorway A4 (Ostautobahn), the Vienna-Schwechat airport is only 15 minutes away.
